Sound familiar?
The job, before and after this agent.
What it feels like today
- “I lose a whole evening building one CMA, then write the listing copy from scratch.”
- “Every agent on the team prices and writes listings a different way.”
- “I worry one line of listing copy crosses a fair-housing line.”
What you get with the agent
- Each comp adjusted to the subject with your own adjustment values, so the math behind the range is on the page.
- A suggested list-price range and recommended price with the reasoning, ready for you to challenge.
- MLS-ready remarks and room-by-room highlights in your brokerage's voice, written to fair-housing advertising rules.
- Nothing is saved until you review and edit it; the approved CMA lands as a page in your Notion database.
- Thin data gets called out: with fewer than 3 usable comps you get an email saying what's missing, not a weak CMA.
Before
Listing appointment tomorrow. It's 10pm and you're adjusting comps in a spreadsheet, then staring at an empty MLS remarks box.
After
You send the brief and comps from your form, review a finished draft with the pricing logic laid out, fix two lines and approve. The CMA is in Notion before dinner.
How it works
The whole workflow, step by step.
Send in a listing brief with the comparable sales you pulled. AI screens and adjusts each comparable to the subject property with your adjustment values, works out a suggested list-price range and recommended price with its reasoning, then writes MLS-ready listing copy, room-by-room highlights and a client-ready CMA document in your brokerage's voice, following fair-housing advertising rules. You review and edit everything, and the approved CMA is saved as a page in your Notion database. With fewer than 3 usable comps you get an email saying what's missing. It doesn't pull data from the MLS and isn't an appraisal.

This is the workflow that opens in your workspace when you set the agent up. Every step can be edited.
- Step 1New listing briefYour intake form posts the subject property's details and the comparable sales you picked (address, price, date, beds, baths, square feet…) to the workflow's webhook URL.
- Step 2Analyze the comparablesAI checks each comparable you supplied, adjusts it to the subject property with your adjustment values and works out a suggested list-price range with its reasoning.
- Step 3Enough comparables? With fewer than 3 usable comparables the agent is emailed what's missing instead of getting a weak CMA.
- Step 4Ask the agent for more comparablesEmails the agent which comparables were excluded and why, and what's missing.
- Step 5Waiting for more compsThe run history keeps the brief and why the comps weren't enough.
- Step 6Write the listing copy and CMAAI writes the listing description, room-by-room highlights and a client-ready CMA document from the analysis, in your brokerage's voice.
- Step 7Agent reviews the CMA and copyThe agent reads the listing copy and the CMA in Reviews, edits anything, and approves it to save it to Notion.
- Step 8Save the CMA to NotionCreates a page in your Notion CMA database with the price range, listing copy and full CMA.
- Step 9CMA savedThe run history keeps the analysis and the Notion page link.

Example with fictional data
Comes in
Fictional brief: 42 Maple Ridge Dr, 3 bed, 2 bath, 1,850 sq ft, renovated kitchen, plus 4 sold comps and your adjustments ($120 per sq ft, $10,000 per bath, $8,000 per garage space).
The agent produces
Every comp adjusted line by line, a suggested range and recommended list price with the why, MLS remarks leading with the kitchen and the mountain view, room-by-room highlights and a client-ready CMA waiting in Reviews for your edits.

FAQ
Questions about Listing & CMA Generator.
Is this an appraisal?
No. It's a CMA draft built only from the comps you pick and the adjustment values you set. It doesn't pull from the MLS or public records, and you edit every number and word before anything is saved.
What if the AI gets the pricing wrong?
You see the adjustment math on every comp, so a bad assumption is easy to spot and fix. Try it on sample data with Dry Run first; nothing is saved until you approve.
How long does setup take?
About 15 minutes: connect your AI provider and Notion, describe your brokerage voice, pick your CMA database and run a Dry Run. You'll need a form that sends the brief and comps to a webhook.
Is it worth paying for?
It's a one-time unlock that never renews, set against the evenings you spend on CMAs today. Live runs need a paid plan and your own AI provider key; Dry Run is free, so you can see a full CMA first.
Does it pull comps from the MLS?
No. You pick the comparables (from your MLS or other source) and send them with the brief; the agent analyzes and writes up what you send.
Is the price an appraisal?
No. It's a CMA draft built from your comps for you to review; the document says so.
Is this a subscription?
No. Listing & CMA Generator is a one-time purchase of $99 per workspace and never renews. The Enterprise plan includes it at no extra cost. Running it live needs a paid plan (from Basic ($39/mo)), and your AI provider bills you directly for usage.
Can I test it before it touches real data?
Yes. Once it's set up in your workspace, Dry Run plays every step on sample data with simulated AI and app calls: nothing is sent and nothing in your apps changes. Switch the trigger on only when you're happy.
